This scheme is for clients who own a portfolio of residential investment/buy to let properties or commercial investment properties. We can help in placing a clients borrowing with a major UK commercial lender on an extremely competitive basis.
We have access to the lending functions of a range of commercial lenders and are therefore able to assist in providing facilities to clients that will enable them to grow their portfolio; as the portfolio increases in asset value so does their borrowing potential.
Your clients should be looking to borrow in excess of £250,000 and less than £50million. The residential buy to let product is available on an interest only basis for a term of up to 25 years. In addition to this our lenders will advance up to 85% at margins for the whole term starting at 1% above Bank Base Rate. The commercial product will be personally structured for your client and will look to be tailored to maximise the return for the borrower based on their input. For example if a borrower plans to hold an asset for 7 years and has invested £500,000 into the initial purchase, then depending upon the lease length, asset location and tenant profile structures can be designed to give the borrower returns of 7% and above. For the best quality deals returns of in excess of 10% can be achieved. This would mean that for the £500,000 invested the client receives an annual surplus of £50,000 in this example for each of the 7 years.
Professional Landlords who are looking to grow their residential portfolios. We would expect average property values to be in excess of £80,000 and there to be no more than 5% of the portfolio let to DSS tenants. We are looking to consolidate facilities to allow growth and to fund purchases Commercial investors looking to grow their portfolios – refinances and purchases are considered with the key considerations being the borrowers background / strategy with the asset, the location of the asset, the lease length (as a guideline an average lease length in excess of 7 years is normally looked for) and the quality of the tenants
